House rules

To ensure that you and the guests present experience a happy holiday, we would like to clarify the house rules and rental condition. The rules are important for all parties especially for those rare situations, which may cause a problem or an unsafe situation, and which can be prevented by observing the rules below.

Times of arrival You are welcome from 4pm. Due to maintenance work, we cannot welcome you before then.

Visitors: Due to fire and safety regulations, we need to know the exact number of guests present. Should you have visitors, please inform us in advance. Overnight stays and/or use of the facilities (swimming pool) are not permitted.

Subletting and re-letting are expressly forbidden. When booking, we would therefore like to know the number of people present.

Pets: unfortunately we cannot accept pets anymore.

Parking: We have an enclosed area behind the farmhouse to park cars. To (un-)load your car, you can briefly enter the grounds ( in front of houses 2, 3 and 4). Houses 5 and 8 have their own parking space.

Tents, camper vans: Staying with a camper van/caravan/tent on the site is not allowed.

BBQ: Wood or charcoal barbecues are not allowed. However, we do offer electric planchas. Occasionally, we organise our own ‘safe’ BBQ.

Smoking: Smoking is not allowed in the property. The terraces of houses 2, 3 and 4 are also non-smoking to prevent smoking nuisance for the neighbours. Further out in the garden you can smoke if you wish.

Household waste: There is a municipal regulation to separate household waste. Plastic materials, glass and paper should be thrown in separate containers. We will give you more information during the tour.

The nightly rest period runs from 10pm to 8am. We ask you to speak in hushed tones then.

The pool is available in summer from 9am to 8pm and in spring and autumn from 10am to 6pm. It is a quiet swimming pool. It is not allowed to take meals at the pool (Hygiene). Children under 12 years of age may use the pool only under parental supervision, swimming diplomas are not relevant in this context. We urge you to shower before swimming in order to maintain the quality of the pool water. A heated outdoor shower is available.

To ensure the tranquillity of the guests present, diving, use of air mattresses and splashing are not allowed.

We are not responsible for accidents/incidents.

Return of property. On the day of departure (or in case of early departure in the evening) we ask you to vacate your holiday home by the indicated time ( 9.30 a.m.) and leave it tidy and broom clean. Don’t forget a clean kitchen inventory (pots and pans, food and drink, oven, fridge and microwave).

In case the house is not left as it should be, the cleaning costs incurred will be deducted from the deposit.

Should we not be able to be present at the time of your departure, you can leave the keys on the door by prior arrangement with us.

Bicycle storage. It is not allowed to store bicycles in the property. You can place your bike under the veranda or use the communal bike storage.

Damage. Should you discover any damage or shortcomings after arriving at the property, please notify us immediately. If any damage or shortcomings occur during your stay, please inform us as soon as possible. Any action can then be taken immediately.

Safety. Close the windows, doors and shutters of the flats to prevent theft. Certainly do not leave valuables in the car.

Landlord liability: the landlord cannot be held liable for theft, accidents or damage caused during the stay in his property.

The landlord has the right to check and inspect the holiday home during the rental period. In case of serious violation of the rules, the landlord has the right to deny the tenant access to the property.

Deposit. If upon departure the holiday home is left, clean, complete and undamaged, the deposit will be returned. However, if the property is found to be incomplete, not clean and with damage, the additional costs will be deducted from the deposit.

If these house rules are not respected, the manager/landlord has the authority to address the persons concerned and, if in his/her judgement necessary, to deny them access to the facility and/or the complex, without any subsequent refund.
